Is Loan Modification Right For Me?

Nine Reasons to Consider Modifying Your Home Loan

Loan modification means negotiating and changing one or more of the conditions of your home loan - the term, rate or monthly payment amount, so that your monthly payments are lower and you are better able to afford the loan.  There are many reasons to consider modifying your home loan.  The most obvious reason is that you have fallen behind on making your monthly mortgage payment.  It must be understood that if your financial difficulties as so severe that you are not able to pay your mortgage, loan modification would not be an option for you.  If you fit one of these scenarios, loan modification may work for you:

  • You have an Adjustable Rate Mortgage (ARM)
  • You are experiencing financial hardship
  • You have a fixed rate mortgage with a higher than market rate mortgage
  • You have been late paying your mortgage in the last year, and/or will have trouble making you current payment
  • You are having difficulty refinancing
  • You want to prevent foreclosure/are currently in foreclosure
  • You want to lower your monthly payment
  • You have no equity in your home
  •  Your mortgage is "upside down" (the mortgage is higher than the value of your home)
