What steps do I take to get a loan modification?

The purpose of loan modification is to negotiate a new agreement with the bank to provide the homeowner a chance to fulfill their financial obligations and not lose their home to foreclosure.  They will want proof that you have undergone some severe financial hardship such a change in income, divorce or health care costs.
