Kansas Loan Modification Attorney

A loan modification is one of the most common and most effective ways to avoid foreclosure on your home.  There are, however, other solutions to your situation if you do not qualify for a loan modification, or if you feel that that options is not right for you.  Other debt solutions include:

  • Refinancing - If you are current on your mortgage payments and have good credit, and you do not owe more than the property is worth, you may be able to refinance your property to lower your monthly payments.
  • Reinstatement - If your home loan is in default after you have missed mortgage payments, you may be able to have the loan reinstated by paying the past-due amount and any late fees/penalties on an agreed-upon date.
  • Repayment plan - if you have missed mortgage payments, your lender may agree to a payment plan wherein your past-due amount is added to your monthly payments in portions.  This is viable for those who are financially able to cover the cost of the missed payments over time.
  • Short sale - If you owe more than the property is worth, and are unable to pay for the difference, your lender may allow you to sell the property and pay them the lower amount instead of foreclosing on the property.
  • Deed in lieu of foreclosure - Your lender may accept the title to your home in lieu of selling it in a foreclosure.  This saves them foreclosure costs and allows you to get out of your mortgage without owing the difference.

If you need further information on additional debt solutions aside from a loan modification, then contact a Kansas loan modification attorney who can give you the advice and guidance you need.
